2. Introduction
These terms apply to all orders placed through shop.theindependentlandlord.com. By placing an order, you agree to be bound by them.
We may update these terms from time to time. The version in force at the time you place your order will apply to that order.
These terms are in addition to, and do not replace, the separate Terms of Use, Disclaimer and Privacy Policy at theindependentlandlord.com/privacy-policy/ which govern your use of the main website of The Independent Landlord.
3. What we sell
We sell:
- Physical books, delivered by post within the United Kingdom, delivered by Bookvault.
- Digital content, including ebooks and audiobooks, delivered electronically via BookFunnel.
- Other products as listed in the shop from time to time, which may include printables, templates or merchandise.
All products are described on their individual product pages. We make reasonable efforts to ensure descriptions and images are accurate, but minor variations (for example, slight colour differences between the screen display and a printed book) are not defects. Some of the images used are mock-up images.
4. Placing an order and contract formation
Placing an order through the shop is an offer by you to buy the products in your order. A binding contract between you and us is formed when we send you an order confirmation email.
We reserve the right to decline any order, for example if a product is unexpectedly out of stock, we suspect fraud or there has been a pricing error. If we decline your order after payment has been taken, we will refund you in full.
5. Prices and payment
All prices are shown in pounds sterling and include VAT where applicable. Physical books are zero-rated for VAT. Digital publications (ebooks and audiobooks) are also zero-rated for VAT where they qualify under the Value Added Tax Act 1994, Schedule 8, Group 3. Other products will show any applicable VAT in the price displayed.
We take reasonable care to ensure prices are correct at the time of publication. If we discover a pricing error before we have accepted your order, we will contact you and give you the option to proceed at the correct price or cancel.
Payment is taken at checkout via Shopify Payments (powered by Stripe). We accept the payment methods shown at checkout. We do not see or store your full card details.
6. Delivery of physical products
We currently deliver physical products within the United Kingdom only.
Physical books are printed and shipped by our fulfilment partner, Book Vault. Estimated delivery times are shown at checkout or on the relevant product page. These are estimates, not guarantees, and bear in mind that delivery takes longer than Amazon. We will do our best to meet them, but delivery may occasionally take longer.
Shipping costs are shown at checkout before you complete your order.
Risk in physical products passes to you on delivery (or, if no one is available to take delivery, when we or our carrier first attempt to deliver to you).
If your order has not arrived within 14 days of the estimated delivery date, please contact us and we will investigate.
7. Delivery of digital content
Digital content (ebooks and audiobooks) is delivered by BookFunnel. After your order is confirmed, you will receive an email from BookFunnel with a link to download your files or send them to your preferred device.
If you do not receive your download email within 30 minutes of purchase, please check your spam or junk folder. If it still has not arrived, contact us at shop@theindependentlandlord.com

8. Your right to cancel
Physical products
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel your order for physical products within 14 days of receiving them, for any reason.
To cancel, contact us at shop@theindependentlandlord.com with your order number. You must return the products to us within 14 days of telling us you wish to cancel. Products must be returned in the same condition in which you received them.
You will bear the cost of returning the products to us.
We will refund the price you paid (including the original delivery cost, up to the cost of standard delivery) within 14 days of receiving the returned products, or 14 days of you providing evidence of return, whichever is earlier.
Digital content
When you purchase digital content, you will be asked at checkout to consent to the digital content being made available to you immediately and to acknowledge that you will lose your 14-day cancellation right once the download link has been provided to you.
If you do not give that consent, we will wait 14 days before making the content available. In practice, most customers want their ebooks straight away, so we expect most customers will consent to immediate delivery.
If you have not yet accessed or downloaded your digital content, please contact us and we will do our best to help, although we are not obliged to provide a refund once the download link has been sent with your consent.
Exceptions
The cancellation right does not apply to:
- Digital content once it has been accessed or downloaded (with your prior consent, as described above).
- Sealed audio or video recordings or sealed software that has been unsealed after delivery.
- Goods made to your specification or clearly personalised.
9. Faulty or misdescribed products
All products are supplied subject to your statutory rights under the Consumer Rights Act 2015 and the Digital Markets, Competition and Consumers Act 2024.
Physical products
Physical products must be of satisfactory quality, fit for purpose and as described. If a physical product is faulty, damaged or not as described when you receive it, you have the right to a refund, repair or replacement in accordance with the Consumer Rights Act 2015.
Within 30 days of delivery, you are entitled to a full refund for a faulty or misdescribed product. After 30 days (and within six months), we may offer a repair or replacement first. If that fails, you are entitled to a refund.
Where a product is faulty or misdescribed, we will bear the cost of return postage.
Digital content
Digital content must be of satisfactory quality, fit for purpose and as described. If digital content is faulty (for example, corrupted or incomplete files), you are entitled to a repair or replacement. If the fault cannot be fixed, you are entitled to a price reduction or refund.
Please note that difficulties caused by your device, software or internet connection rather than by the content itself are not faults in the digital content.
10. Refunds
Where a refund is due, we will process it using the same payment method you used for the original purchase. Refunds are typically processed within 14 days but may take a few additional days to appear on your statement depending on your payment provider.
11. Intellectual property
All content in The Independent Landlord bookshop, including text, images, product descriptions and design, is owned by Suzanne Smith or used under licence. You may not reproduce, distribute or commercially exploit any content from the shop without our written permission.
When you purchase a physical book, you own the physical copy. When you purchase digital content, you are granted a personal, non-exclusive, non-transferable licence to download and use that content for your own private, non-commercial purposes. You may not copy, share, distribute, sell, lend or sublicense the digital content, except to the extent permitted by law (for example, making a personal backup copy).
12. Your use of the shop
You agree not to:
- Use the shop for any unlawful purpose.
- Attempt to interfere with the operation of the shop.
- Use automated systems (bots, scrapers, etc.) to access the shop.
- Provide false information when placing an order.
13. Our liability to you
The Independent Landlord sells books that provide general information only. It is not legal advice: no solicitor–client relationship is created, and you should obtain advice on your own circumstances before acting on my content.
We do not warrant that the content in the books is accurate, complete or up to date.
The law is constantly changing and is open to interpretation . This is particularly true with a new piece of legislation like the Renters’ Rights Act.
Furthermore, nothing in these terms excludes or limits our liability for:
- Death or personal injury caused by our negligence.
- Fraud or fraudulent misrepresentation.
- Breach of your statutory rights under the Consumer Rights Act 2015 or the Digital Markets, Competition and Consumers Act 2025
- Any other liability that cannot lawfully be excluded or limited.
Subject to the above, and to the fullest extent permitted by law:
- We shall not be liable for any indirect or consequential loss arising from your use of the shop or any products purchased from it, including loss of profit, loss of data, loss of business or loss of anticipated savings.
- Our total liability to you in respect of any order shall not exceed the total amount you paid for that order.
- To the fullest extent permitted by law, we exclude all conditions, warranties and representations, and all liability for any loss or damage arising from your use of, or reliance on, the information in the books, whether in contract, tort (including negligence) or otherwise. This includes loss of profit, business, anticipated savings, data, goodwill, and any indirect or consequential loss.
14. Third-party links and services
The shop may contain links to third-party websites or services. We are not responsible for the content or practices of those third parties. Your use of third-party services (including BookFunnel for ebook delivery and Book Vault for printing and shipping) is subject to their own terms and privacy policies.
15. Privacy
Your personal data is processed in accordance with The Independent Landlord Bookstore Privacy Policy, which is available at shop.theindependentlandlord.com/pages/privacy-policy-TILS. Please read it before placing an order.
16. Complaints
If you have a complaint about any product or about the service you have received, please contact us at shop@theindependentlandlord.com. We will do our best to resolve the matter promptly.
If we cannot resolve your complaint, you may be able to use the Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr/ or refer the matter to an alternative dispute resolution provider. We are not obliged to use alternative dispute resolution but will consider it in appropriate cases.
17. General
If any provision of these terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
A failure by us to enforce any provision of these terms does not constitute a waiver of that provision.
These terms, together with any documents referenced in them, represent the entire agreement between you and us in relation to orders placed through the shop. They supersede any prior representations or agreements.
No third party has any rights under these terms by virtue of the Contracts (Rights of Third Parties) Act 1999.
18. Governing law and jurisdiction
These terms are governed by the laws of England and Wales.
Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you are a consumer, you will benefit from any mandatory provisions of the law of the country in which you are resident. Nothing in these terms affects your rights as a consumer to rely on such mandatory provisions.
